All we can tell you so far, per the Kimpton website:
The Fairwind design will integrate the Art Deco building with an adjacent property by inserting three new structures at the back. The renovation will preserve the original building's central patio, as an indoor-outdoor café with a large door at the back that opens and closes according to the outside temperature. The design will also allow guests to open their rooms to cross breezes.
New structures will create private patios for individual rooms and room clusters, further encouraging Miami Beach-style indoor-outdoor living.
Finally, the lobbies, corridors, and patios will be linked to the streets, avenues, and alleyways of Miami Beach's pedestrian network. Guests will enjoy charting a clear path from room to lobby to city to beach.
The new Fairwind has no expected opening date, and the old property per TA reviews from last year was long, long long overdue for some updates.
We'll keep you posted as this thing chugs along.
