Unlike some other under-construction hotels we know, Smyth is not so much into the voyeuristic thing, thankfully installing mirrored windows on all floors and even skipping on the terraces save for what will be the requisite swanky rooftop action.
As this will be a hotel/residential hybrid offering 15 private residences "Upstairs" from the 100 regular hotel rooms, you can bet that the push to sell the 1- and 2- bedrooms has begun (priced between a solid $1 million and just under $5 million).
There's even news on what the restaurant will be: Jour et Nuit from Frederic Lesort. According to New York Magazine, Frederic pushed for a 4am closing time like what the Tribeca Grand Hotel gets away with, but instead was forced to settle for 2am, despite promises to the community board that there will be "no night scene" there.
Ok sure, there won't be a night scene at the Smyth Tribeca just like there isn't a brunch scene at Pastis.
