BedBugBob sounds like one of the small group of tenants who have created havoc for the rest of the "normal" tenants who did not want to EXPLOIT the situation for unreasonably profitable personal gain. A sizeable amount of us wanted to work with the landlord so that all involved are content. Frankly, the reasonably minded tenants prevailed, as we were afforded many generous options.

So, as it stands now, this person who speaks of bed bugs, dragons, and other mythical creatures is still unhappy. Boo-hoo---pity party for one, as this person has more issues than Time Magazine! The content of that posting is not true and seems to be specifically engineered towards impeding the profitability of the hotel. Unfair and unwarranted.

Unfortunately, this is part of what our "beautiful mosaic" in New York contains- creative writers who aim to misrepresent, instead of tell it like it really is.

Bedbug tells the truth, alas. There are vermin infesting 1186 Broadway--bedbugs, mice, tons of mice. Crappy and dangerous elevators. Also a few loopy former tenants who, out of either stupidity or greed, turned on their foellow tenants to get preferred treatment.

Just go to the HPD website and check the complaint history. The place is a damn disgrace and ACe is basically running the place like a slumlord.

Maybe it's like a Broadway theme hotel: "Don't Watch the play RENT, when you can live it!!!

The place is a vermin infested hellhole--sad but true. I live the here, and the conditions are all too real.

Unfortunately many people do not excercise their right to complain about sub-sub-sub-standard conditions. There hasn't been a bed bug complaint from the 12th floor tenants. They are all frightened of the landlord. What's to be frightened of? - land lords love it when tenants don't complain. The only way to see changes is to tell the truth to the health department and 311. I think that the city of New York encourages people to call in bedbugs. Some people deserve to live in sub-sub-sub-standard condtions. It won't be long until BedBugBob's bugs find their way into all of the rooms in the Ace.

This is an obvious posting by someone who works for the land lord. There are many people who lie to keep their jobs. The interior of this once beautiful turn of the century hotel has been distroyed. The hotel is being built as a cheep boutique hotel, not fancy at all! They should have hired IKEA for a better job.

I welcome anyone to visit the Breslin and see the devistation for yourself. Walk past the sleeping security guards in the evening and would you please bring your bull horn and use it on your way out! And have your camera ready to get the expression on the guards face. Please post the picture of the sleeping guard -priceless.

Dear John Q. Public:

Posters "Billiam" and "Knockedup" are liars, and are most likely the same individual. They, he, or she belongs to a very small group of tenants who have taken the rest of us tenants hostage in their quest to exploit the issue of transition for their own personal gain. This explains why some, not all, but some tenants hold on to their tiny small little rooms, so that they feel they will pester the landlord into offering them huge sums of money to leave. After all, if it was as bad as they claim it is, why would they still be living at 1186 Broadway?

They claim I work for the company, as if it is just inconceivable that even one tenant can be just plain happy about where they live. The reality of the situation is that most of the tenants are fine with the place, because we were well prepared to endure the transition from an entirely residential building to a hybrid of a hotel and residential building.

Of course the building is in a stage of construction and remodeling, as it is being converted, legally, from what it once was. There are going to be some slight inconveniences, and they are to be expected. But to make it look as if we are living in the middle of wildlife country is just a deliberate exaggeration to satisfy some sense of misplaced anger or rebellion. After all, the landlord prevailed in court and was granted a "certificate of no harassment", so why hold on to the resentment? Let it go already!

They also urge the readers to look at complaints listed on regulatory web sites. Please do so, and note when the "complaints" began! They began piling up almost immediately after the word got out that the lease to the building was being sold! So, before that happened, the complaints were almost non-existent. After the news broke, suddenly "conditions" become unbearable. C'mon peeps, you've been exploiting the "system" and still continue to do so.

Do these "tenants" not recall being offered a sizeable amount of money to move out? Do these tenants not recall being offered better apartments within the building at their current rent-stabilized rate? Do these tenants not recall being brought together on a beautiful summer evening when the landlord hosted a question/answer event, and was as polite, cordial, and personable as one could get? He made himself available to us so that we do not have to perceive his company as an unreachable entity with no listening ears. He didn't have to do that! And this is what he gets?

What's most disturbing about these posts is that they are pointedly designed to diminish the capacity of the Ace Hotel group to thrive here before they even open! This disgusting tactic may prove to be ineffective, because the site readers are more savvy than that. I think they are intelligent enough to sift through the dirt on their own.

Posters "Billiam" and "Knockedup" are not liars, I too live in this building and it is worse than they claim. What "Resident1186" needs to understand is that all the tenants in 1186 do not have options to move for personal and/or financial reasons. We are not exploiting anyone for money like she has suggested. Tenants have no control over the slum lord actions GFI takes. This is why tenants still live at 1186 Broadway. Ask yourself, why does "Resident1186"care if people don't move?

"Resident1186" is definitely working on behalf of the landlord. She more reasonably is not being paid with anything monetary. People like "Resident1186" are eager to brown-nose authority figures due to their own low self esteem; this is their only way to be next to people in power. In the end, people like "Resident1186" are being used. We all have met people with the constitution of "Resident1186".

Hey Savvy New Yorkers! "Resident1186" sees 150k as a sizeable amount of money to move out. I ask you, is 150k a sizeable amount of money to exchange for your rent stabilization? This comment comes from someone with very low standards. Tenants have not been offered anything better and the landlord continues to say one thing and do another. Two years have passed since tenants first learned that our apartment building would be turned into a hotel. At that time, a tenants association was formed to fight the new landlord's efforts, but to no avail. For each step forward, that association seemed to move two steps back. Promises were made, but never kept, to deny permits and certificates to stop the renovation of the Hotel Breslin. The litigation was a waste of time -- and tenants were given nothing but false hope.

Six months ago, a second association, the Breslin Tenants Association, Inc., was formed as an alternative. Instead of fighting, we chose to negotiate with the landlord in an effort to get what many of you wanted: a resolution to the chaos being created, progress where there was only stagnation and a realistic buyout of $150,000.00 for those of you who wanted to vacate the building. The deal was made at just the right time. Today's economic climate prohibits it from being offered again.

Many of us are moving out of the Breslin and embarking on a new phase in our life; other tenants are choosing to stay in the building. Many of you staying have valid, good reasons for doing so. Yet some of you stay only to continue playing games. The game is over after tomorrow.

In these harsh economic times, who knew in early September that those of us choosing to take the buyout would be opting for a financial solution rather than succumbing to a global problem? On the eve of the October 31 buyout deadline, banking has gone crazy; the stock market is down; the world as we know it has changed. Yet all of you who worked with the Breslin Tenants Association, Inc. have gotten something. All of you who chose to move up in the building are set; you don't have to worry about Major Capital Improvement increases. And all of you who chose to follow the other association you have gotten absolutely nothing. Good luck to everyone. And to the leaders of the other association, continue pissing in the bathroom down the hall -- just as you've been pissing in the wind for the past two years.

How many screen names can the same infected worm (The Good Life) come up with?

Please, these are all the same person, and I know who it is. Are you listening "The Good Life"? I know exactly who you are. You are a snake in the grass that is still hissing.

Interesting this person brought up an Incorporated Tenants Association, and threw it into the mix, and even made the declaration, as fact, that I belong to that association! Really, snake in the grass? Why would you make that as a statement of fact? Also, why have you not been even handed here and quoted some printed literature distributed by the other tenant's association in the building, to which you, um, might belong? You want to start talkin' some junk? You got it, and you, my friend, are opening up a can of worms that doesn't make you look to good!

But, you don't, of course, tell the whole story.

You see, folks, that incorporated tenant association was started due to the fact that the mainstream tenants were furious with the perceived in-activity of the unincorporated tenants association, and also because of their alleged lock-step shunning of certain tenants who expressed a will of their own- not of an association with an "agenda". Some people had viewed the first tenant's association's actions as destructive after a while.

Yes, in the beginning of all this, they served as an important anchor for tenants who were justifiably anxious, and their attorney had done a good job at calming our fears, as we had no idea where this journey would have taken us.  However, some people within that association may have made the mistake of alienating other tenants through their seemingly militant tactics, and this is not the fault of their representing attorney, who simply can not monitor everyone.

As time progressed, GFI, (the landlord), extended an olive branch to all of us, even those who most vehemently rose up against them. They offered their reassurance to us that they were not interested in unlawfully evicting anyone, that we were free to stay in our present units, and that we were also free to consider a monetary settlement for the surrender of that unit or an assisted relocation to a better apartment on the premises.

They brought in agents of the company who were, and still are, approachable, flexible, and available. They had, at one time, even paid the attorney fees for people who moved up or moved out, and the tenants were free to pick their attorney of choice, regardless of the fee! What more do these disgruntled tenants want? I don't get it!

As you can also plainly see, the agenda even continues here, on this board, and this is pathetic. The assertion that some of the posters here are not trying, deliberately, to hurt Ace's business, is a sham, and anyone can see that.

You say that I care if people don't move, and nothing that I have written indicates that sentiment. What I do care about is some people holding their units "hostage", for the wrong reasons, and creating a barrier against progress so the rest of us can get on with our lives! Yes, folks, there have been tenants, probably just like "The Good Life", who have deliberately, in a concerted fashion, stood in the way of the re-construction of our building because they are very angry, bitter people.

It's really funny how you see these loons walkin' around all day, snappin pictures, roamin' the building, because they DON'T HAVE JOBS! You're in the elevator with one of them, and you try to be polite, so you make some small talk, like: "What do you do?"- and they always give you some convoluted answer that has to do with something that you just KNOW isn't reported, or at least, in full, on April 15th. LOL!

Get a life people. Get a job! Get outta here and make a living- so you can stop thinking of different ways to suck the landlord dry! Or, by all means, stay here, if you want to! But stop your lies, your baseless attacks, your bitterness and your senseless war on reality. Stop standing in the way of progress and let the rest of us have some closure to the issue!

I agree with knocked up, the HPD  complaints don't reflect ALL the problems in the building. But the complaints are numerous and real. Go to http://167.153.4.71/Hpdonline/select_application.aspx and select complaint history.

Not sure if 1186 is a tenant or the landlord. In either case, his assertions are utter bull. The building is a mess, the common areas filthy, the elevator a scary carnival ride, and the stairs poorly lit, litter filled and dangerous and now the central heat is out too.

Insinuating that those who complain are just greedy trouble makers doesn't change the fact that every claim they make is true, and documenting the conditions here is just smart and necessary. Two years ago we had NO heat for an entire winter (does 1186 challenge this assertion?) and because not enough people filed complaints, the judge allowed GFI and ACE to commence this atrocious hotel project. So of course residents here, many of whom are hard working, productive people, will spend their valuable time documenting the deplorable conditions in the building.

And although it irks 1186, we have a right to stay here and we have a right to decent, safe, and sanitary living conditions. It is not incumbent on us to move because the building management won't provide this to the tenants, but on ACE to rectify this horrific living situation that they have created.

Look, what part of libel don't you understand? Is it the case that the building was an iceburg for an entire winter with the Landlord providing no heat whatsoever? Alas too few people complained it, and a Certificate of No Harassment  was granted. (They are granted 99% of the time, so the bar is extremely low.)

What is the "You must be lying because why else would you stay" stuff? Of course people who are being mistreated by their landlords have a right to complain and fight mistreatment-- it happens all the time. Just because people don't want to give up stabilized rents and fight to actually receive decent housing conditions is no evidence that the conditions are good. By that logic no one should complain when they have no heat, suffer from rodent infestation, or the whole laundry list of problems that afflict residents of this building. If they stay, there must not be a problem.

That, of course, is crap.

People who live in rent stabilized housing realize that conditions, such as those we face, must be fought. Fleeing just allows the slumlord landlord an easy victory.

As for the complaints, they are not from a few, but from many if not most of the remaining tenants.

Please come to the building and just ask any of the tenants. It's the unvarnished truth. We went a whole winter with no heat at all--None.

Why a tenant would lie about receiving heat when he /she hasn't is difficult  to fathom. So I'm inclined to believe that 1186 is really just a landlord agent.

Yes, libel requires lies. As such truth is an absolute defense. So your silly threats, like your false claims that the conditions in this building are anything but slum-like, are just baseless. Two years ago the building was not heated for the whole winter.

Please make up your mind who you 'think" you are debating here. You say I'm a tenant, a landlord, a hotel entrepreneur, or maybe even an agent of the KGB! I guess the parrot line doesn't work, since the actual number of open violations is high. Also even among the many filed complaints there are substantiated complaints that are no longer open. No parrot, or other rhetorical animal, could create this shameful record.

There is heat in every occupied room, except for the miserable trolls who won't let the landlord in to install new, improved, and highly functional radiators. Just one note. There is currently no central heat in the building. The "new, improved" radiators don't even have a working central heat source to supply them.

As for 1186's cheerleading of the project's progress, the opening date was scheduled for December, then February, and now I'm hearing April. So just more lies and smoke from 1186.

As for the foul mouthed charge, "Resident" 1186's own words in this thread as well as the letter posted above from 1186's BTA  group do the talking. Clearly, 1186 is a hypocrite... being a liar alone wasn't enough.

And of course I must be a radical, an acid head, hippie. Afterall, as 1186 points out, if the conditions were really as bad as we describe, we would move out. You see affordable, rent stabilized apartments are a dime a dozen . It must be true, because otherwise 1186's argument that people fight to actually keep their apartments, despite the deplorable conditions and violations described in this thread, for reasons other than acid or a love for the 60's, really wouldn't follow. Or affordable rents just don't matter to swells like 1186 and his/her ilk. Only wild eyes loons care about such things.
