[UPDATE: We made some changes at the bottom of this story regarding room rates. Please read before you book.]

The Black Point Inn in Scarborough, Maine has just undergone a significant makeover and reopened last month with a new look, new restaurants and new management.

Originally built in 1878, the property shut down for a little while to make some structural and aesthetic improvements. In an effort to make the oceanside resort more "intimate," the room count was reduced from 84 to 25 to make space for the expansion of common rooms and cute sun-lit porch areas.

The good folks at True North Hospitality are the proud new managers of the property, adding BPI to their collection of Maine hotels, which includes Migis Lodge in South Casco, The Inn at Camden Place and the Inn at Ocean's Edge.

Greening the Hotel
One of the biggest changes the new guys have made at BPI is greening the hotel:

In keeping with Maine's connection to healthy living and unspoiled surroundings, the Inn achieved full certification as Environmental Leader in the lodging industry by the Department of Environmental Protection of the State of Maine. The Inn's Green certification was achieved, in part, due to important renovation decisions such as installing an environmentally friendly, energy-saving geothermal system, which provides heat and air conditioning at the Inn."

Also aligning with the new environmentally friendly concepts are the property's two new restaurants, an upscale outlet called The Points and a more casual Chart Room, which serves mostly tapas-sized dishes.

Rate Breakdown
Rooms at the Black Point Inn during the season (through September 4th) start at $190.00 per person per day for the most basic room which includes breakfast and dinner, but is based on double occupancy. What that means is you need two people in the room to get the $190 per person rate. If it's just your lonesome self booking a room, the rate is $330 a night.

Each additional person in a room is $150.00 no matter what type of room you're getting, so if you go for the Spinnaker Suite it's $270 a night for each of the two people ($540) and the third guest is $150. The grand total is $690 for the three of you.

The Black Point Inn's website has the complete break-down. Just remember, these rates are based on double-occupancy. So whatever rate you see, double it. Or just bring your Scientific Calculator when you check-out.
