2008 New York City Hotel Openings Preview

Each year as little girls and boys around the world are behaving themselves in hopes of getting a sackload of presents under the tree on Christmas morning, we here at HotelChatter are culling together our annual New York City Hotel Openings Preview. This is where we take a look at what is on the horizon for tourists heading to NYC in the year ahead.

According to the NYC & Company, New York City will add 20,000 newly built and renovated hotel rooms by the end of 2010, with most of that happening in downtown and even in outer boroughs like Brooklyn and Queens. With so many rooms coming online in the coming years we hope it means that competition will drive prices lower for hotel guests. We are still skeptical of that happening and wonder -- with higher per room development costs (sometimes over $1 million a room!) and average guest rates hovering above $600, will 2008 be the year that Manhattan hotels see a developer pull back or a guest revolt? Probably not, this is still NYC.

So now it's time to rundown the most buzzworthy 2008 New York City hotel openings--according to us, of course. 2007 brought us plenty of non-starters and delayed projects, but dark horse Six Columbus actually opened to good reviews and $200/prices. So just remember as you read our predictions, anything can happen in the NYC hotel game.

The Cooper Square Hotel

Scheduled Opening :: April/May 2008

We've been carefully following the saga behind the construction of The Cooper Square Hotel from the design renderings to the neighborhood concerns to the rumored falling out between developers/hoteliers Gregory Peck and Matthew Moss. So all this turmoil brings us to ask the question: Can they pull off this opening by the expected date? We are gonna say no. All of these kinds of problems add up, making delays inevitable. Supposedly Six Columbus just had issues with city permits and look how long that took to resolve, and remember, Cooper Square is ground up, not a renovation. But when it opens, we do believe it will be a hotel worth checking out. The Bowery neighborhood is getting gentrified revitalized, the location is close to SoHo shopping and nightlife and the hotel itself will have a Table 8 restaurant, a couple of bars and even a performance venue.

Thompson Smyth Tribeca

Scheduled Opening :: Summer 2008

The Thompson Hotels gang is on a cracked-out expansion high and 2008 should see the fruits of their labors. We say "should" because we've been burned before. The Smythe hotel will be the first Thompson hotel to have residences atop the hotel rooms and we fully expect some sort of rooftop bar and a scenestery restaurant. But with Thompson opening two more hotels in NYC in early 2008--Gild Hall and Thompson LES (see below)--will this Tribeca property fall behind? We consulted our Ouija board, our Magic 8 Ball, played some MASH and checked our paper fortune teller. All answers say a delay is inevitable. But we don't think it will stretch for two years. These guys have learned their lesson.

Hyatt Andaz
Two properties: one at 75 Wall Street and another across from New York Public Library on Fifth Ave at 41st Street.
Scheduled Opening :: Sometime in 2008

Andaz, the latest boutique brand from Hyatt Hotels has already transformed a standard Hyatt in London into a sort of boutique-design hotel hybrid and has it sights set on Manhattan for not one but two locations. The first we heard about was at 75 Wall Street and the second we learned to be across from the New York Public Library on Fifth Ave. The Wall Street location is to have 250 suites plus 350 residential units while the midtown location is still scarce on details. Interestingly enough, we heard the midtown location was to open this past Fall but even a 2008 opening looks doubtful. Hyatt Andaz on Wall Street started construction last February and is scheduled to open sometime in 2008. Barring any major construction drama, that's a pretty fair estimate.

Andaz walks the walk while rivals like aloft just talk the talk.

Hotel Indigo

Scheduled Opening: August 2008

Much like Hyatt Andaz, the Hotel Indigo is a spin-off brand of a larger hotel chain. In this case, it's Intercontinental Hotels who are looking to find a balance between their budget Holiday Inns and their swanky Intercontinental properties. Hotel Indigo hotels operate as one giant mood ring with changing design and decor that is supposed to bring about a sense of renewal to its guests. The Chelsea location has been reported to be priced similarly to Andre Balazs Standard Hotel brand which we think will end up closer to $300 per night than $150.

The VU Hotel--A Kimpton Property

Scheduled Opening: March 2008

Kimpton Hotels is opening their second hotel in the Times Square vicinity with the VU Hotel. The hotel will have 360-degree views of the Hudson River and the Midtown Manhattan skyline. Also thrown in will be a full service spa, a 2,000 square-foot rooftop bar and deck and we hear "water features" will be involved. Sounds kinky but can it open on time? We are wary of any early spring openings because you never know how the winter will go.

Vu Hotel Stories:
· Kimpton Expands On the Island Manhattan, Including a Condo-Hotel [HotelChatter]

The Smith Hotel

Scheduled Opening: Spring 2008

Construction has already begun on this 13-story boutique hotel in Brooklyn and when it's completed the hotel will have 93 rooms and 50 luxury residential condominiums. We like to think that Brooklyn hotels would want to show that they can compete with Manhattan hotels and thus get their shizz open on time. However, recently opened Brooklyn spot Hotel Le Blue was delayed by a few months due to Certificate of Occupancy issues. And anything with luxury residential condo units scares us.

Tsk, Tsk, Tsk: Will these hotels ever open?
Last year, our opening picks performed poorly. With the exception of Six Columbus, none of the other hotels featured opened. By far the biggest offender is the Downtown Hotel from Robert DeNiro. The building/cookie is built/cooked, so what's taking so long to open it? Bobby DeNiro's  got some explaining to do. Yeah, we're talking to you. The rest of the delinquents include:

Who to Watch
Developer Sam Chang is on a mission it seems to conquer the outer boroughs and few neighborhoods in Manhattan with his budget, limited-service hotels. We counted 28 projects with his company McSam Hotel Group attached on the NYC & Company hotel development document and the most upscale project was a Hyatt Place. The rest are either Holiday Inns, Comfort Inns, Wyndhams or yet-to-be-named. The good thing for visitors is there will be more affordable options but all in a cookie-cutter style.
