L'Auberge Del Mar Resort & Spa has a lot of pressure to maintain its swank. The complex is located in Southern California, where anything built before the millennium is considered a historic site and where an infinity pool comes standard at every self-respecting resort.

That's why the already-ritzy L'Auberge, in San Diego, will close its doors on Nov. 19 to embark on a $25 million renovation. The 120-room hotel is scheduled to reopen in June.

The cash will go to rebuild more than 12,000 square feet of the complex, including a new 2,000-square-foot outdoor wedding and event area. Also, guest rooms will be revamped and a new lobby, restaurant, and spa will be unveiled. New landscaping will trim the nipped-and-tucked complex.

The hotel's owners hope the facelift will give the resort, which stands as it was built in 1989, the competitive edge it needs to survive.

"A decade ago, having 300-count linen bedding was a big deal; now people can buy that for their homes at Wal-Mart," said Bjorn Hanson, a New York-based hospitality industry consultant for PricewaterhouseCoopers. "There is an increased need for the 'wow' factor when people check into a luxury hotel."
