Hotel has gone downhill
This hotels charm is no longer the same. The management has changed and their amenities are not there. There used to be a great breakfast, but that is replaced by a meager excuse of a breakfast. The rooms are old and tired, i think the last time that they were upgraded was 15years ago. The rooms facing the street are very noisy, the windows do nothing to keep out the noise from the traffic or the nightclub across the street at 2am in the morning. I will not be returning to this hotel.
I think I missed Something!
We reserved a 'Supreme Queen' room. What we received was more like a dorm room. Our 1st of 4 nights there was terrible! The room was very...

Great San Francisco Hotel
My sister and husband came to visit me here in San Francisco for their anniversary and they stayed in one of the suites at the Edward Hotel, they raved about how friendly the staff were and loved the warm cozy atmosphere of the hotel and also the great seafood they had at Cafe Maritime which is right next door. I will definitely recommend this hotel to all my other friends and relatives.
Disappointed
We have stayed at several bed and breakfasts throughout the U.S. and this is our preferred way of traveling for the great service we get from the owners. Edward II, was an exception to the consistent good service we have gotten from B&B owners. We stayed at the Edward II over labor day and flew out early in the morning. The person at the front desk would do nothing to accommodate our early flight after I asked her several times if she could leave out some fruit or coffee. She acted as if the breakfast was a luxury and not part of the stay. If we wanted someplace to just lay down for the night, we would of stayed at the Super 8 across the street.
Pretty good considering the price
The facility is a bit shabby and it's on a very busy street (Lombard), but given the reasonable (considering that it's San Francisco!) cost, it's a nice enough place to stay. It is nowhere near downtown--it's in the Marina neighborhood which is charming and allows easy access to the Presidio, Palace of Fine Arts and Golden Gate Bridge. There's a decent variety for breakfast-- fresh fruit, yogurt, cereal, bagels, toast, assorted pastries, juice, coffee. Staff was attentive and helpful.
B and B
I love this place the old-fashioned British-style B & B hotel with pub. The staff are extremely nice and helpful and although for me a littl...

Hotelier
This is a gorgeous B&B, full of character & charm. I am a regular guest and was pleased to see the addition of a seafood restaurant to the facility. Great location, great service & a great new breakfast.
Stay at EII!
We stayed two nights @ the Edward II and felt very much at home. Service was excellent, hotel charmingly decorated, breakfast fresh, and general ambiance peaceful and comfortable, not to mention very romantic. We had a room with a shared bath, but found it not at all a problem. Great value, great area. Absolutely recommended!
Romantic, great experience!
The staff was amazing, the service was fabulous, the rooms romantic, the location perfect. Couldn't say one bad thing about my experience at Edward II Bed and Breakfast!
Great neighborhood
My wife and I just returned from a wonderful stay at the Edward the II. For those looking for a place with more character and charm than the chain hotels can offer, I would highly recommend the EII. The upscale neighborhood is safe and fun to explore by foot. There are numerous excellent restaurants within a short walk. The waterfront area is a brisk 10-15 minute stroll away, and offers spectacular views of the Golden Gate bridge and Alcatraz island. The staff was friendly and the hotel was very clean. We shared a bathroom the first night of our stay and only paid $88 for the room. Pretty unbelievable for San Fran! Nice continental breakfast. We will return.
